What kinds of homes will be provided?

The masterplan provides homes that will be genuinely affordable (50%) and private (50%) in tenure. The homes will be a mixture of 1, 2 and 3 bed flats and maisonettes totalling over 600 homes.

Will residents get ‘like-for-like’ homes and outside space or balconies?

Most homes will be 1, 2 and 3 bed flats and maisonettes. All new homes will be built to the most recent London Housing Design Guide. All new homes will have a private balcony (or garden/ terrace) to provide outdoor space.

There won’t be houses or freehold homes available to buy.

What is the Custom House Phase One area?

The Phase One area comprises the area within the masterplan. This has been developed in accordance with the planning policy for Strategic Site 28 of the Local Plan.

This includes the following addresses:

■ 64-80 Coolfin Road

■ Ethel Road

■ 82-178 Leslie Road

■ Normandy Terrace (Freemasons Road)

■ 1-25A Throckmorton Road.

What will happen to the shops on Freemasons Road?

Shopkeepers will be given the opportunity to lease a commercial unit in the regenerated development.

There will also be new commercial offers, creating new businesses and jobs and giving residents access to a wider variety of options on the high street.

What will happen to William Paton Garden?

This is one of the kickstart sites that has been accelerated for redevelopment and will provide much needed new affordable homes for Newham residents.

How will disturbance to residents be kept to a minimum during the construction work?

Newham Council and our partners ask contractors to sign up to the Considerate Constructors Scheme to

keep disturbance to people living next to building sites to a minimum. We will also make sure that sites are secure and do not attract anti-social behaviour.

Will there be resident parking?

All existing residents and those with a right to return to the Phase One area are entitled to retain their parking

permit under the landlord offer. Where we are able to, we will also honour

this commitment for households that currently have more than one permit. However, this is subject to changes in boroughwide parking policy.
