Non-resident homeowners

January 26, 2022 - January 27, 2022

I am an owner investor and have tenants living in my property

As an owner investor you will be required to provide vacant possession of your home in order to sell it back to the Council. You will be responsible for serving and enforcing legal notices as needed to make the property available for vacant possession; we will cover the reasonable legal costs associated with the process of gaining vacant possession.

Will I be compensated for having to sell?

For non-resident homeowners, we will buy the property and you will receive full market value, plus 7.5% of the market value as a Basic Loss Payment (up to

£75,000*). The valuation of your home will be carried out by an RICS accredited surveyor. You may be entitled to disturbance payments and we will pay reasonable costs arising from the costs associated with the selling of your property.

To qualify, your name must be listed on Land Registry documents and the property must not be your main home. If you are a leaseholder, you must have at least three years unexpired on your lease.
