Queen's Market & Hamara Ghar Investment Strategy Study

Through 2023/24 council officers worked closely with local residents in developing an investment strategy for the future of green street.

The investment strategy will support the council in making an informed decision and recommendations to cabinet will be based upon its findings.

The council is looking at the options and reviewing how best to deliver improvements to the area. We look forward to engaging with you further in 2025 and presenting findings and opportunities available.

Previous Options & Engagement

November 2, 2020 - February 14, 2021

The Council has decided to prioritise options that keep the existing Queen’s Market and Hamara Ghar buildings. 

The five options below will no longer be progressed at this stage.

We’ve collected a range of views at this early stage of the project, from people who responded to our first survey earlier this year. These initial reactions are a useful way of getting local residents and businesses involved in the process from the start. Option A: Maintain Only

Maintain the existing buildings for the next 30 years as part of statutory and landlord responsibility the Council has as Freeholder

Option B: Maintain & Modernise

Modernisation and upgrading of the existing Queens Market and Hamara Ghar buildings retaining their existing uses.

The scope to include additional uses will be investigated, including the air space above the market building for a new health centre and the potential to re-purpose some existing commercial floor space for a new library and community space that will link to the Creative Wellbeing Space.

Option C: Partial redevelopment - Queens Market Redevelopment

Redevelopment of the Queens Market building and adjacent commercial land and buildings, including the market compound. A new covered market, 3000 sqm health centre managed by Health and Care Space Newham, plus additional housing will be considered for this option.

Options to modernise the existing Hamara Ghar building and better utilise the ground floor and first floor commercial space for a new library and neighbourhood centre will be considered.

Option D: Partial redevelopment - Hamara Ghar Redevelopment

Redevelopment of the Hamara Ghar building, including the Queens public house, the commercial retail units to the east of the site and, market compound to the south of the site.

New housing, including sheltered provision (at least 124 units) and, options for a 3000 sqm health centre managed by Health and Care Space Newham, and new library and neighbourhood centre will be considered.

Options to modernise the Queens Market Building including its layout will be considered.

Option E: Whole Strategic Site Redevelopment

Redevelopment of the entire strategic site for a new covered market, new housing (at least 483 units) including sheltered provision, a new 3000 sqm health centre managed by Health and Care Space Newham and the potential to accommodate other desirable community facilities such as a new library, neighbourhood centre, youth zone and public spaces will be considered.

For this option, there will be a series of sub-options depending on the capacity of the site that will be considered and tested, including new commercial and affordable workspace, off-street parking and a supermarket.
